Then comes the next question almost every buyer asks:

And honestly, that’s completely normal.

I’m Bryce Waite, and one of the biggest misconceptions about buying a home is that pre-approval means you’re almost finished.

In reality, pre-approval is just the beginning of the process.

This is the stage where buyers begin:

  • house hunting, 
  • making offers, 
  • navigating inspections, 
  • working through underwriting, 
  • and preparing for closing day. 

If you’re buying a home in Colorado for the first time, this guide will walk you through exactly what happens after mortgage pre-approval and how to avoid some of the most common mistakes buyers make during the process.

Because buying a home should feel exciting — not overwhelming.


What Is Mortgage Pre-Approval?

Mortgage pre-approval is when a lender reviews your:

  • employment, 
  • debts, 
  • and overall financial picture 

to determine what loan programs and purchase price range you may qualify for.

A pre-approval helps buyers:

  • understand their budget, 
  • strengthen their offer,

In competitive Colorado markets like Denver, Thornton, Broomfield, and Colorado Springs, having a strong pre-approval is incredibly important.

Once under contract, your mortgage moves deeper into the approval process.

This includes:
